My Seller’s Guide to Selling Your Property
The property market is not what it used to be. There are many people buying and selling and those who want to sell may find it hard to get their house sold because they cannot attract house buyers who are serious about buying. Some will be bombarded by these ads saying they will pay cash for your home, but then get a ridiculously low offer that is insulting. Some tell a friend and word of mouth sells the house. Here is my seller’s guide to selling with some options that we will discuss below.
Methods of Selling a House
There are many options to anyone who wishes to sell their house. Some of them are time-consuming while others can be concluded in a matter of days. Let as take a look at the options for those who wish to sell a property.
The traditional method
Most people follow this method because they are almost preprogrammed to listing anything for sale on the local classifieds or online. This method may be the cheapest but can cost you much more than you can imagine. Some list on Facebook marketplace, or Zillow, or Craigslist but many times get tons of calls but maybe none or few serious buyers.
When you create and place an ad, the first part is that you have to wait for potential buyers to reach out to you. It can take days or even weeks to hear anything that is worth your time. You may even have to repeat the advert if you do not get any quality responses.
The next step will be to show interested buyers around which may take up a lot of time during the week and mostly nights and weekends. You will need to spend your personal time and energy until you find a buyer.
Once you find a buyer that shows interest and has the ability to purchase, you will need to put that in writing. You can use generic contracts found online, or a basic written agreement. After you have a contract it is HIGHLY RECOMMENDED that you then give that to a title company and pay for title insurance in order to protect both the seller and the buyer. This ensures that the property sale is completed without any issues, and releases the seller from liability on the title.
Selling for cash
Not many people are aware of this option and some even do not believe that they can sell their house in any condition for cash. In fact, we can even come over, complete a basic inspection of your house and give you an on the spot cash offer. You can complete the entire process in a matter of days, and there will be no need to mess around with repairs and painting to make the house look good for potential buyers. Most of the time these are quick cash, as-is sales.
Fixing stuff may cost you significant time and energy, and in the end, you may not be able to get the price you want for the property. It is much easier to sell it as it is so that you can move on to more important matters if this is feasible and the numbers work for you.
Using a real estate agent
There are those who leave the sale of the house in the hand of a professional agent. This too may require that you do a little bit of work to make the place presentable in order to receive the highest amount possible. Of course, the agent works on commission and will ask you to pay, which is often around 6% of the total sale price. You often get what you pay for so interview them, because agents are paid based on commission, it is in their best interest to sell your house for as much as possible. A good agent is available to answer questions, problem solve, and make the selling process as pain free as possible.
